Pre-Emptive Surveying

Before a property developer commits to buying land for a project, it is advisable to have an ecological survey if certain features are present. These include ponds, hedgerows, ancient trees and & buildings, woodland and meadows. Brownfield sites are often deceptive as these may contain more protected species than Greenfield sites.

Commonly encountered species including badgers, all bats, reptiles, & amphibians, including Great Crested Newts, along with a variety of other animal and plant species are protected within the Wildlife and Countryside Act.

Pre-emptive surveys allow the buyer to make a better informed commercial decisions, especially if extensive mitigation is a planning requirement.
